First Impressions Matter - Professional Photos and Virtual Staging

Photos are the first impression buyers have of your home so it needs to be a good one! What buyers see online will make them either add it to their list of go-sees - or not.  Think of it like a dating app, swipe right, or swipe left at a glance.  You want the photos to showcase all the best qualities in the best light. Remember, as a general rule of thumb, when more people come see your home, the more likely you are to receive multiple offers. The more offers you receive the more likely you will have at least one or more acceptable and competing offers. That in turn will lead to better and higher offers.

I have seen beautiful homes that missed their opportunity to bring in more buyers, simply because the photos were either poorly done or they would have benefited from having had some virtual staging done. Dark, dimly lit rooms look dreary and unwelcoming.  Those are the death knell for marketing a home! Many buyers move right past those houses.  Even poor photo angles can change the look of a room, making it look smaller than it is or making it appear to have an awkward flow. Without professional pictures, it often appears the house is not worthy of them.  Even though that may not be true, it’s the first impression people get. Think about yourself looking at homes online - what is the quality of photos for the houses you favorite?

Some virtual staging at a home which was part of an estate and had been partially emptied prior to pictures

Virtual staging is another great tool to bring buyers to see your house.  We want buyers to see the full potential of the home.  If a home is empty of furniture (not uncommon in estate situations) the rooms can actually appear smaller in photos and may also appear cold and unwelcoming.  Virtual staging helps buyers envision that empty space as a welcoming home.  We want the rooms to be inviting and a space buyers want to be in.  Even in houses where sellers have done a great job furnishing it, virtual staging allows us to show the room in a neutral, modern way, appealing to a wider range of buyers.

Providing my client sellers (at my expense) with professional photography is not even a question! Depending on the situation, I may or may not add virtual staging and drone photography.  It’s all about marketing my client's homes in the best light possible. One of my jobs as your Realtor is to bring as many buyers to your home as possible. Using professional photography, virtual staging, and drone photography is one of my many tools.
