When is the Best Time to Sell Your Home?

While it is true that the spring and early summer market generally bring more activity, that doesn’t mean that your home will not sell or that you will receive less money if you list in the fall or winter.  There are ALWAYS buyers looking! Reasons for buying are so varied and some people will have to buy in the fall or winter, they don’t even have the option to wait until spring/summer. Keep in mind, you only need one good offer!

While warmer months on Long Island might bring more people to come see your house, the fall and winter tend to eliminate the people who are just browsing, serial open housers, and curious neighbors.  Believe me, the serious buyers don’t care about the time of year.  They are looking no matter the time of year or weather - like the mailman, out in rain or shine and even snow!

I have heard people say they think they may wait until spring to sell thinking that home prices are going to be higher in the spring, but the fact is we really don’t know what the market will be like in the months ahead.  We DO know what the market is doing currently. A great example is that September 2026 saw a jump in interest rates and we have yet to see the effects of that on home values.  Will the increase effect the offer amounts? Will the rates decrease or will they continue to increase? Cash offers won’t be affected, but the financed offers will not be able to afford as much as they could with a lower interest rate. It also tends to be true that if you sell high, you are buying high…so will waiting for your home value to increase really be beneficial?

Another consideration is if you have an empty house (an estate situation, an elderly parent is moving out of their home in September, or maybe a second home you no longer use). It may not make sense to wait 7-8 months to put it on the market.  There are taxes, utilities and general maintenance fees to consider.  Waiting for spring means you are still paying those expenses.  Add another three – four months to get from listing to close and you had 10-12 months of expenses while waiting until spring to list.

Bottom Line: The best time to sell your home is when it is advantageous to YOU.  As your trusted Realtor I can advise you based on your individual situation and our local markets in Suffolk and Nassau County.  Please reach out and I can help you figure out when is the best time for YOU to sell.
